Job Description:
A Facility and Maintenance Manager is responsible to oversee and manage the facility maintenance operations of an organization. Will be responsible for ensuring that the physical infrastructure and systems are properly maintained, functional, and meet the needs of the organization. The role will involve coordinating and supervising maintenance staff, developing maintenance plans, managing budgets, and implementing preventive maintenance programs.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Lead Facility and Maintenance Department which includes building services, plant and equipment maintenance and repair works, machine conversion, M&E installations, local regulatory, etc for the machine & factory facilities.
- Responsible for troubleshooting/repair/maintenance/improvement of all production machines and facilities equipment to ensure safety, quality, reliability, flexibility and performance.
- Responsible for the equipment conversion meets the product compliance.
- Setup and maintain full implementation of the Total Productive Maintenance (TPM) systems for all equipment’s, machines, and other assets.
- Ensuring the facilities and surroundings are in shape by managing maintenance and property. At the same time secure our investments to minimize the environmental impact and ensure that utilities like. electricity, gas, water etc.) are as efficient as possible.
- Provide knowledge and guidance for initial setup and maintenance of spare parts inventory system. Responsible for annual purchasing for spare parts, ensure a high level of availability for spare parts and control total maintenance cost.
- Provide directions for implementation and sustainment of 5S principles.
- Procure and manage service providers and contractors for the facility operations in cooperation with the other relevant functions. Covering power distribution, security, parking, greenery, cleaning, waste handling, canteen equipment and technical systems such as heating, cooling, air compressors etc.
- Maintain adequate parts in inventory and order spare parts as necessary.
- Work with multi-functional teams to ensure that production equipment settings and parameter (like, winding program) are always fine-tuned and optimized.
- Support the development of tooling and fixtures in the production line.
- Support on the EHS committee and ensure the compliance of the safety requirement.
- Conduct all efforts in conjunction with a safe work environment and comply with all environmental and government regulations.
- Establish, carry out and optimize annual preventive maintenance plan for all equipment and facilities and secure the implementation.
- Monitor, track and evaluate the equipment documents, and work instructions to make the ensure effective execution.
- Lead the facility Facilities and Maintenance team to analyse and improve machine breakdown root cause identification and implement countermeasures prevent re-occurrence and reduce machine downtime.
- Provide professional training packages about how to use and maintain the equipment properly, create SOP for daily maintenance and spot check.
- Budget and follow up within areas of responsibility including consolidating and analysing monthly results for running cost to secure continuous improvements and continues cost savings.

Requirements:
- Bachelor’s degree in engineering or related field required.
- Proven strong leadership experience within technical field.
- 5+ years’ experience in a TPM role with plant equipment and asset maintenance management, preferably in precision part machining and electro-mechanical part assembly environment
- Hands on experience in CNC machine programming, maintenance and equipment conversion
- 1-2 years’ experience on supervisory positions in multinational company
- Strong knowledge of engineering concepts, automation, including electrical, pneumatically, robotically, and mechanical systems
- Ability to interpret blueprints, assembly drawings, specifications, and schematics.
- Effective interpersonal and written communication skills
- Able to work in a fast-paced environment and multi-task effectively.
- Excellent organizational and prioritization skills
- Proficient in Microsoft Office (Word, Excel, PowerPoint)
- Experience with Microsoft Project or equivalent project software is a plus.
- Deeply interested in new technique and ability to create strategic direction for future agenda.
- Good command of English.
